I am Napoleon Andrews. I run NBA Real Estate Group here in Greater Phoenix and Scottsdale, and I sell homes across the Valley for people who want it done right the first time.

I read the market, not the headlines. Your neighbor's opinion and last year's news do not set your price. The comps do, and the buyers do. My job is to read both, price your home where it actually sells, and market it hard enough that the right buyers compete for it.

Every seller I have ever met is asking the same three things. Here they are, answered up front. The rest of this plan is the long version.

01What will you actually do to sell my home?
A real plan, run the same way every time. Prep, pricing, media, a launch across every portal, paid and organic marketing, agent outreach, open houses, and a database of buyers I go straight to. It is the roughly 100 moves laid out on the next pages, not a sign in the yard and hope.
02How are you different from every other agent?
Most agents list it and wait. I market every home like it is the most important one I have, price it to the comps instead of guessing high, and tell you the truth even when it is not what you want to hear. You will always know exactly where your sale stands.
03Why should I pay you?
Because the plan nets you more than it costs. A home priced right, shown at its best, and marketed to real buyers sells faster and closer to the top of its range. Then I negotiate hard at the table so more of that price stays yours. That is what you are paying for.
